Have you ever pulled up a listing and wondered why are there no pictures, or only one of this listing? Are they trying to hide something? Is the house in that bad of condition? Is the agent that lazy?
Most MLS systems and websites now a days allow for multiple pictures of listings. I believe you are doing a major injustice for both you as the listing agent as well as your sellers if you do not post as many pictures as possible of the listing. Even if it is a vacant lot, you can still take multiple pictures. Why not take one of the entrance sign to the community, or some of the amenities? Maybe the lot has a great view of a golf course behind it or lake view. Take some of all of it. It amazes me still how many agents won't do this. I mean it takes an additional 15 minutes and can be the difference between a listing and a sale. So many of the buyers I work with tell me that if the listing only has one picture, they don't even bother themselves with it because they want to see more.
Another thing is, take quality photos. Make sure your resolution is set properly so that the pictures are not all pixilated. All the lights need to be on as well when taking pictures. The lights add depth to a room and help to give definition. If the room is dark, invest in a halogen workshop lamp to take with you. It will do wonders for pictures.
Lastly, if you don't feel you have the time, or don't feel comfortable taking them on your own, you can hire a professional. I know is some markets professional photographers take all the pictures. Sellers, when your agent comes, ask them how many pictures will be posted, and don't be shy to ask to see them.
