Cashing In On Your Social Media Investment

One of the questions I ask people every time I begin a conversation with them about social media is Why did you sign up for these networks?  9 out of 10 times the response I receive is: To make money of course!  But, unfortunately with the ever changing amount of networks and new networks being birthed almost weekly it seems, many become overwhelmed almost instantly.  Then comes along the friend requests from your fellow colleagues who asked you to join and you find your resting place. 

Once this happens, many begin to lose their focus and reason that they originally joined this network in the beginning and it turns into a cocktail party and fun for you.  Now that you have found that comfortable place, you begin socializing with your friends & associates and completely lose focus of the original reason you joined. 

If your remember, I wrote two weeks ago about The Importance of Listening with Purpose To Your Consumers and how listening to what consumers are saying on social networks like Twitter and Facebook can lead to increases in business.  I mentioned how each network has certain applications available to assist you in tracking what consumers are saying about their needs of your services or goods.  The two that I talked about in that post were TweetGrid and Facebook Search.

I decided that today I would share a few other must have tools that I have found to be beneficial in Cashing In On Your Social Media Investment. Of course, a solid blog is before any of these items, as that is your foundation to any social media marketing strategy.

1.  Google Alerts-  I have Google alerts at the top of my list for a reason.  In case you aren't familiar with what it is, let me first explain.  Google alerts is a notifying program produced by Google.  You can set up an alert to be notified of any keyword/search term you wish.  For me, one of the terms I use is my name.  Why?  I want to know every time Google is picking up my name.  It Google Alertsfirst lets me know if someone has either re-blogged a post of mine, mentioned something good or bad about me, and allows me to know what is being said about me.  I have this alert set to notify me immediately.  The other day when Jason Crouch wrote about our first webinar, How to Chug Google Juice & Get 15 Years of Fame, I received an alert in less than 8 minutes.  In fact, it came so quick, that I received that before Jason's email stating that he had included my name in the post! 

Some other ways you could use this is to set up some alerts for the keywords you are trying to dominate in the search engines.  That way, you will know when your posts are being indexed for those keywords, and also know what your competition is saying on the same type of terms.  Google Alerts are a must have for any business you do.

2.  A Solid Twitter Application  There are plenty of different platforms available here.  I am not going to say one is better than another, but I will say that you need to be running some sort of program other than just the web version.  The reason for this, is that applications like Tweetdeck, Seesmic, & Hootsuite are some of the most popular ones and they allow you to filteSocial Media Advisorsr your lists into different categories.  For example, I have an entire column just for closest friends, another for local people, and several others.  With these, you can set up different columns for your target audiences and for those who can supply you with great valuable content to enhancing your business or with content to relay onto your clients.

3.  A Mobile Photo Blog  Normally when I start talking about this one, I begin to lose people.  I actually have two mobile photo blogs.  Both bring me a ton of traffic as well as some really great connections & Google juice.  One photoblog, currently has 490 email subscribers to it.  My other photo blog which is hosted on posterous, is currently averaging around 800-1000 views per photo.  This is HUGE!  One of the beautiful parts of a photo blog like this is that it takes virtually zero effort to post to.  Once you have things set up properly, you simply shoot the picture with your mobile phone and email it to a specific email address with the subject line being your photo title.  The rest is automatically handled as your photos will automatically be re-sized & formatted to fit well on your post. 

Speaking of mobile phones, that leads me to my next point.

4.  A Powerhouse Mobile Phone If you are seriously considering taking your social media strategy to the next level, a good smart-phone is essential.  I am not going to get into what is the best to use, in the past I have used an Android platform phone, an iPhone, and several Blackberries.  Currently, I am back on a Blackberry.  All of them though are going to be more than sufficient and offer the same basic features, phone, camera, web, email, and the main social networks applications.  The key is to pick what you like.  For me, touch screens are hard to use, especially while trying to concentrate on other things.  I am a button type of guy, so I like the blackberry more for that simple reason.

Once you have a good phone, it will allow you to begin to participate on the social networks when you have the time waiting at a vacant home for a client, or when standing in line at the Walmart to check out.  Also, the ability to connect with consumers quickly & efficiently is priceless. I had someone once tell me that most consumers want to be responded to in less than 2 hours or they will move on to someone else. Having that ability to respond quickly and painlessly, even if it is just a response of: "I am out with clients, let me call you later this afternoon" can do wonders for your business.

5.  A Video Camera  While this does not seem like a big deal, this one can be so crucial to a social media strategy.  Did you know that YouTube is the second most searched site in the world?  One of my favorite choices is a simple handy Flipcam.  It doesn't have to be a hi-tech machine or anything.  These are fairly affordable at under $200.00 and by far are the easiest video cameras to use.  Simply shoot the video, flip out the build in USB and connect to your computer.  To give you an idea of how popular video is, I have 25 videos uploaded to YouTube that have received a combined 71,000 views!

New Ustream Mobile App~ Using this New Technology to Enhance Your Real Estate Business

Today was a rather exciting day as I heard about Ustream releasing a new Mobile iPhone App for the iPhone & the Droid.  So what is this new Ustream Mobile app, & what is mobile streaming?  Well, Mobile streaming is the ability to do a live video feed straight from your mobile phone.  This is huge & exciting new technology for us in the real estate industry. What this new Ustream Mobile App does, is allows you to transform your basic iPhone 3G, iPhone 3GS, or Droid smart phone into a live video streaming machine.UStream Mobile App

The app works really easy & with just a few simple clicks of a button, you are now able to share live video feeds with the world.  Since the Ustream Mobile App is created by the makers of Ustream.tv, it also allows you to use their other great features.  Which means you can create video & instantly feed it to your Facebook Page, Twitter Account & also to YouTube.  The best part of all, is that the Ustream Mobile App, is totally free!

Here are my top features of the Ustream Mobile app:

  • Uploads straight from phone to YouTube, Facebook, Twitter, & Ustream

So how could the Ustream Mobile App be used to enhance your Real Estate Business?  Here are a few ways you might find this type of program useful:

  • Showing property to buyers who are not in town.  You can use your phone to show the property, answer their questions & also show them first hand what the property looks like.  So, if the buyer wants to know what color the cabinets are, you can walk into the kitchen & show them the cabinets in a live stream.
  • Updating a Seller on the Condition of their Property.  Especially as we go into the winter season, there are times where you have an emergency with a home that you need to share with the seller immediately to make a decision.  I remember one time we had a home where we had a very cold day & a pipe inside the wall had broken.  I wish I had something like this to show the seller quickly so we could make a quick decision & save their first floor.  Unfortunately, this type of software was not available then, and the first floor ended up needing to be completely redone.
  • Share Special events with Friends & Family.  How many times do you wish you had the ability to share a special moment in video format with friends & family on your Facebook Page?  The Ustream Mobile App allows you to do such a thing really easily. 

There are tons of other great ways that you could use the Ustream Mobile App.  So what do the videos look like from the Ustream Mobile App on an iPhone 3G?  Here is a short video I did as a test to see how it worked.  While the video quality isn't the highest possible, it is fairly decent & the audio is very good.  Take a moment & watch:

Send an auto welcome to those who follow you on Twitter!

I stumbled across some really cool features for twitter today which I will be writing about over the next few days.  Some of these new features are going to great ways to increase traffic to your real estate blogs & real estate websites.

The first that I wanted to share though was probably one of the coolest feaTweet Latertures.  It is called Tweet Later.  What this cool application allows is for you to send an automatic response to every person who follows you on Twitter.  You can make the response anything you want up to 120 characters.

The mini link is to my outside blog, to help drive traffic to it.  Also, it is reminding everyone who follows me on twitter that I am a real estate agent and can help anyone looking to buy or sell real estate, no matter where they live!

Setting up the application on Tweet Later does take a little bit of time, but if you follow the steps, it isn't all that difficult.  The one part that I found confusing is where it talks about setting up rules for your email.

Since I use Microsoft Outlook, let me share how I set it up.

In Microsoft Outlook,  click on the tools tab at the top and select Rules and Alerts.  Make sure you are in the mail portion of outlook and not contacts or calendar.  Then click on New Rule. After clicking New Rule, select Start from blank rule & also Check messages when they arrive. Click Next.

On the next screen you are now going to choose your rules.  The reason you are setting these rules up is to get the alert from twitter of a new follower sent onto tweet later to notify of a new follower and to send your auto message. 

The first rule you need to set is From People or Distribution list. Then edit this rule to be any email from the twitter.com address that you receive the alerts from twitter.  Copy this email address into the box and click OK The second rule you need to set up is to just send the new follower emails.  If you don't do the second, the auto email will go to any and everyone that uses twitter to contact you and would be annoying. 

To set up the second rule, click on with specific words in the subject. Edit the words to be is now following you on twitter.  Click OK and then Finish.  Now your rules are set and will begin sending.

Allow your readers to Subscribe to Your Blog on the social Network of their Choice!

A few months ago I became an addict trying to join every social network there is to connect with past/present/future friends.  At the time, the only social network I used was Myspace. So, I began by adding Facebook, Digg, LinkedIn, Twitter, Flickr, Friendfeed, & many more social networks. 

As I wrote a few weeks ago, when Activerain added the Twitter Feed Feature, it allowed me the ability to notify my Sphere of Influence automatically whenever I write a new post.  This way my posts now have the ability to be viewed on several different networks instantly and effectively.

On the other hand, a few months ago I wanted to add a widget to my blog that gave people visiting my blog the ability to connect with me on the other networks.  So, I visited Widgetbox and came across a great tool called Blog Badge.  This tool allows others to connect to you through the social network they are comfortable with.  I know some of my friends hate facebook, but love myspace, or vice versa. 

The Blog Badge gives readers direct connection from all the major networks to connect with you.  What I didn't realize about this widget till just the other day when Jason Crouch asked me to write about the widget I use, is that this widget is now used for more than just connecting with friends on networks.  Since I have my blog set to feed to all the different networks, it has become an extended subscribe to my blog button! How cool is that?

So, how do you add the widget to your blog?  There are two ways to create your own in just a few minutes. You will need to sign up with widgetbox which takes an entire 30 seconds to do and is free.  The first way is to click on the button that says make your own badge at the bottom of my widget on the right side of my blog.  That will take you directly to the place to design your own.

The other way to find this widget is to visit www.widgetbox.com and search for the widget Blog Badge by Mighty Widgets.  You can also click here to go directly to the web page.

Make sure if you do not have a profile on one of the networks that you remove anything in that field and leave it blank. If you don't it may put a button on your badge to someone else's profile!!!

Then after everything is registered and filled in it will give you the html code.  Copy that html code and go to My Settings on your blog.  Insert the code into the blog description box. If you are unfamiliar on how to do this, follow the two screen shots below.

Once you add the code to your blog description, make sure you click the update button!  If you don't click update, your changes will not be saved! After you click save, the badge will be created and stay a part of your blog from now on.

One cool feature of this widget is that when you add another social network to your blog, it automatically updates your badge in all the places you have it posted!

Get started now and set up your badge to allow your readers the ability to subscribe to your blog on the social network of their choice!

New Application for Blackberry from Coldwell Banker- Search for Real Estate Quickly & Efficiently!

Being a techy kinda guy and big fan of my Blackberry Curve and also a Myrtle Beach Real Estate agent, I am always looking for new ways to share with clients to find out information about homes for sale in Myrtle Beach.  For me, I am on the go a lot and sometimes need to find some quick info on a property.  Today I found that Coldwell Banker which recently released a mobile site for iPhone Users, has now also released an application for Blackberry Users.

This new feature allows Blackberry Users to search for homes directly from their smartphone.  Once they have found a home they have interest in, they can contact a sales associate directly from their phone to inquire about more information.  On the mobile site you will also be able to view multiple photos of the home and even use the home value estimator.

Have You Tried Google Blog Search?

Today, I was just flipping through some stuff when I stumbled upon a pretty cool feature for Google called Google Blog Search.  This is a part of the google search engine that only crawls blogs when you are searching for a specific term.  So, as anyone would do, I immediately put in my keyword phrase of Myrtle Beach Real EstateGoogle Blog Search and was greeted with almost 6,000 posts instantly. 

The part of my search though that really shocked me was when I began viewing the related blogs at the top for those keyword phrases, and low and behold, mine was there!  How cool! These are the blogs that google has recognized as the most related to Myrtle Beach Real Estate.

So of course after I did this, I started having even more fun.  First, I did a search of my name which found a bunch of articles where members had mentioned my name in a post.  A lot of the articles were before I ever had google alerts set up, so it was kinda neat to find all this stuff where people had been inspired by something I wrote about real estate in Myrtle Beach.

Then, I decided I would do a blog search for my outside blog so I typed in myrtlebeachhomesblog.com and it automatically switched over to showing me results for my blog, but instead it showed me everywhere my blog had been linked!  Most of those links were ones I had created, but I was amazed by some of the other ones I found.

I think from now on when I begin doing a search on a subject in google, I will start from now in the blog search area.

Activerain Launched Twitter App- We sent to Facebook, why not Myspace too!

TwitterAs many are aware by now, Activerain recently added an application to send your posts automatically to your Twitter account.  I wrote last week about a great application for Facebook to send your twitter updates to your facebook acount.  Well I wanted to find a way to send this to my Myspace Page as well.  So, I began doing some investigating and found a great application to add onto your myspace page that will send your twitter feed onto your myspace page as well.

MyspaceAfter searching a few minutes, I found that Myspace now has an application similar to the one that Facebook uses called tweet.  So far, it seems to be working nicely, I have noticed it does take a little time to forward on to your myspace account.

Since in real estate exposure is important and we want to continually keep ourselves in front of our sphere of influence this is a great way to keep your real estate business in front of your myspace friends & family.  Adding this application just grew my SOI by another 293 people.  Now all of my myspace friends will be constantly reminded that Jeremy Blanton is their Myrtle Beach Real Estate Agent. 

Below is a screenshot of how the tweet application looks on your myspace page.  Of course, yours may be slightly different depending on what type of background layout you use on myspace.

Attention iPhone Users Check this Out! Coldwell Banker Launches new app for iPhone.

iPhoneMore and more consumers are using their mobile phones for Internet browsing than ever before, and the iPhone is one of the more popular and easy to use phones for doing just that. Now, the consumer can search for listings or use the home value estimator tool right from their phone at any time they want to browse. Consumers will be able to browse through photos of properties, see property detail information, and even contact a local Sales Associate all from their iPhone.

Coldwell Banker is the first National Real Estate Brand to debut home search interface for the iPhone. Coldwell Banker also has plans to release mobile versions for Blackberry & other internet phones in the near future.

Now, buyers who are visiting Myrtle Beach, SC will be able to search for Myrtle Beach Real Estate from their phone and even contact a local sales associate straight from their iPhone!

So, if you have an iPhone already, visit Coldwell Banker Real Estate and check out the newest interface in real estate technology!

Alert! Alert! Google Just Found You!~ Using Google Alerts

Ok, so for the longest of time I had no idea what google alerts were or how the heck I even began to use one.  I figured that since I had no clue what it was, there must be many others who are not sure what or how to use it. Hopefully by the time you finish reading this article, you will have a better grasp. 

First, what are google alerts?

Well, this is a rather simple thing to answer.  Google Alerts is a service offered by Google that will email you whenever their search engine recognizes their keyword phrases.  You enter in any type of term.  One I suggest adding is your name.  Everytime someone uses my name on a website, I get an email from google alerts showing me where my name is used.  The other day, Marti Garaughty used a post of mine in his Art of Marketing piece and I was notified.  If that had not been set up, I would have never had a clue he gave me a prop.

Let look at it from another standpoint.  Maybe you are wanting to keep current on all this info taking place in the finance market with the big companies like Merrill or AIG for your clients.  You can set up an alert for those keywords and receive links for thos articles straight into your inbox.

Some of the things I love about these alerts is that they are free & the frequency of the alert can be set.  For example if my name, Jeremy Blanton is used, I want to be notified immediately.  Also, if my website, www.dennisgblanton.com or www.myrtlebeachhomesblog.com is used I want to know right away.  Other things like local keywords I don't need every time something pops in, or my email box will be on overload.  So for keywords like Myrtle Beach Real Estate and Myrtle Beach Real Estate Expert, those terms are set to be delivered to my inbox on a daily basis.

Time to set up an alert takes about 30 seconds, so I highly recommend if you are not using them, start today!

Is google in trouble?

cuilI just read something on AOL about the newest and latest to step up and compete with Google.  It is called cuil (pronounced cool) and was designed by a bunch of former google employees.  Their thought process is that they index more than 3 times the amount of sites as google does.  I know I have seen a bunch of sites try to compete with google, but until I see one actually knock them down, I have a hard time giving a lot of validity to this story.  Nevertheless, I did go to their search engine and it seems to be rather unique and has some cool features.
