Is Your Home Not Selling? Time to Address “The Pink Toilet Effect” in Your Home!

Pink ToiletIt is no news to anyone that selling real estate has drastically changed over the past several years.  During 2004-2006 we experienced a very strong sellers market where you would just list your home for sale and wait for multiple offers to flood in within the first week.  In many occasions, these multiple offers would result in higher than listing price offers being made by buyers.

The seller had no need to do any renovations to the home.  Well with the market swinging to a strong buyers market, now a seller must look at their property and do whatever possible to make their property appealing to prospective buyers.  The simple fixes of de-cluttering rooms and a fresh coat of paint are not enough anymore.

The two rooms to start your updating in any home are the bathrooms and kitchen.  It is time to remove the dated pink toilet that was installed in the early 1980’s and replace with an upgraded new one.  Also, upgrade the faucets, flooring, counters.  Another thing buyers are looking for are upgrades in appliances.  Whenever you do these types of renovations remain neutral in all selections.  Sometimes the little bit of extra money spent to upgrade to the granite counters or stainless appliances can be the difference between a home for sale and SOLD home.

Magnolia Place Market Report

Magnolia PlaceCurrently in Magnolia Place, there are 50 units actively listed for sale. Prices range from $64,500 for an efficiency to $214,900 for a 2 bedroom unit.  There are units with pool and golf course views.

Here are the ranges for each type of unit:

Efficiency Units:$64,500-$69,900
One Bedroom Units: $99,800- $130,000
Two Bedroom Units: $134,900-$214,900

Since January 2008 there have been a total of 9 listings that have sold.  Price ranges from $57,500 for an efficiency to $175,000 for a 2 bedroom unit.

The average days on the market is 235 days.  The fastest to sell was in 110 days, longest is 410 days.

Currently Magnolia Place is averaging around 2 condominium units sold each month.  This means at at this time there is a current inventory available of over 2 years.

At this present time, Magnolia
North
has a total of 20 active listings.  This
includes all 1BR, 2BR, & 3BR units.  Currently, there
are 4 one bedroom units for sale.  Their prices range from
$109,000- $135,000.  12 Two Bedroom units are for sale with
their listing prices ranging from $143,500-$209,000.  The 2
Three Bedroom units are $239,000 and $243,900 respectively.  
The prices can be varied some based on whether the unit is a ground
floor unit, has a golf course view, is furnished, or if a garage
conveys with the unit.

Since January 1, 2008 there have been two units in Magnolia North that
have sold.  The first was a third floor 1 Bedroom 1.5 Bath
unit that sold unfurnished for $96,000.  The other unit that
sold was a 2 bedroom, 2 bath unit on the first floor.  This
unit was sold fully furnished.  The sold price on this unit
was $135,000.
