7 Tips To Selling Your Myrtle Beach Home

Selling a Myrtle Beach Home can sometimes be difficult, so I thought I would share a few tips on how to make your house an “Exceptional Buy.”  Hopefully these tips will help sell your Myrtle Beach home quicker and closer to the listing price.

1.  Price home correctly.  Price is definitely king when it comes to selling your Myrtle Beach home.  With a strong inventory of homes on the market, you need to be priced correctly in order to sell a home quickly. For example, if you have a 2 bedroom condominium for sale in a building where there are 25 other units just like yours, why would someone pay $50,000 more for yours?

2.  Make the outside of your home special.  First impressions are so imperative.  If you saw these two properties listed for sale for the same price, which would you want to see?

 

 

 

 

 

 

3.  Make your home like new.   Since there is a large inventory of homes available, buyers are not as interested in fixer upper homes right now unless the home is listed at an incredible price.  Instead, they want a home that looks like new and is in move-in condition.  Carpet & paint allowances are no longer as effective as they once were.  Instead, having all the work done ahead of time is becoming more profitable.  If you offer an allowance, the buyers will want the allowance as well as take the amount to replace/repair the property off their asking price.

Everyday when you leave your home, leave it as though today is the day my house sells!  You never know when a buyer may show up that wants to see your home.  If they are only in town for that day, it is so crucial that buyers are able to see your home in its best state.  Here are a few pointers for the inside:

  • Make sure all the beds are made.
  • Fold and put away all laundry.
  • Place all dirty dishes into the dishwasher.
  • Clean up the childrens toys.
  • Wipe down the mirrors in the bathrooms after brushing teeth.
  • Clean the toothpaste out of the sink.

5.  Never turn down a showing!!!  Just because you don’t get a chance to do one of the things above, or you are busy with something else, don’t turn down a showing.  If you didnt make the bed that morning, IT IS OK!  The buyer can look past that when purchasing the house.  It is always better to allow the buyer to see a house that is not totally perfect than to turn away a showing.  if nobody sees the house, it’s almost impossible to sell your Myrtle Beach Home.

6.  List with an agent that can sell your house.  The agent you choose to sell your home has become increasingly more important.  You want an agent that is familiar with the area, that aggressively markets, and has a strong internet presence.  Some of the newer stats show that more that around 90% of buyers now search the internet before even contacting a REALTOR!  Make sure to chose an agent that understands online market, is familiar with social media, and uses it regularly in their marketing plan.

7.  Offer to pay towards buyers closing costs.  With the tightening of money around The United States, any type of assistance a buyer can receive will make the property listing look more appealing to them.  Make sure though before offering a certain amount that you will be within the regulations that most mortgage programs will allow.

Myrtle Beach Real Estate Remains among top Searches on AOL

Myrtle Beach Real EstateI just finished reading an article on AOL that shared the top real estate searches on their website.  Myrtle Beach Real Estate was among the top 5 searched areas.  Other notable cities included Miami, San Diego, and Phoenix.  I was surprised to see that Myrtle Beach Real Estate was searched more times than some others cities like Atlanta, Orlando, & even Austin.

I believe there are a few reasons for this increased interest in Myrtle Beach Real Estate. First, there are many new attractions here. With attractions like Broadway at the Beach & The Market Commons, combined with so many fabulous restaurants & golf courses make Myrtle Beach very appealing.

Another reason people are considering Myrtle Beach is because the great weather we have!  This year I enjoyed putting the outside decorations up in shorts!  If you don’t believe me, look here! The temperature that day was in the mid 60’s!!!

The final and one of my favorite things about Myrtle Beach is the Beach!  You can relax along the Golden Mile and enjoy watching the waves crash while listening to the seagulls nearby.  The pictures speak for themself.

Magnolia Place Market Report

Magnolia PlaceCurrently in Magnolia Place, there are 50 units actively listed for sale. Prices range from $64,500 for an efficiency to $214,900 for a 2 bedroom unit.  There are units with pool and golf course views.

Here are the ranges for each type of unit:

Efficiency Units:$64,500-$69,900
One Bedroom Units: $99,800- $130,000
Two Bedroom Units: $134,900-$214,900

Since January 2008 there have been a total of 9 listings that have sold.  Price ranges from $57,500 for an efficiency to $175,000 for a 2 bedroom unit.

The average days on the market is 235 days.  The fastest to sell was in 110 days, longest is 410 days.

Currently Magnolia Place is averaging around 2 condominium units sold each month.  This means at at this time there is a current inventory available of over 2 years.

Great Views vs. Safety Issue When Buying a Myrtle Beach Home

PoolOne of the American dreams is to own that wonderful home with the great water views.  In our area of the country there are several ways people are able to accomplish this dream,  Due to the high amounts of rain we may receive at a time, developments are required to have retention ponds built for water runoff.  This protects the homes and neighborhood roads from being flooded.  At the same time, it also provides wonderful water views for home buyers on a creek, river, pond, lake or the ocean and normally will command a premium lot price. In some Myrtle Beach neighborhoods, a home on the water as compared to one not on the water can be a difference of $20,000+.

While those water views create wonderful ambience for your home, there is also a safety issue you should always take into consideration as well.  This past week, in the Myrtle Beach area, a two year old that was visiting his grand parents almost drowned.  At last update, he was still in the hospital in critical condition.  Apparently, while visiting them, the toddler snuck out of the house and was walking around the side of the home when he lost his balance and rolled down the bank into the water.

LifeguardDrowning remains the second leading cause of unintentional injury-related death among children ages 14 and under and is the leading cause of unintentional injury-related death among children ages 1 to 4, according to Drowning Prevention Foundation numbers.

This also applies to those beautiful swimming pools that carve out the landscape of many back yards.  Since Myrtle Beach is a nice warm climate so much of the year, building an aquatic masterpiece appeals to many home owners.  If you install a pool at your Myrtle Beach home, make sure to take the proper steps to keep everyone safe.

So, before you buy a Myrtle Beach home because of the great views it has, think about the safety issues that go along with it.  If you do live on a body of water, you may want to consider installing a fence to give you an added level of security against someone accidentally falling in and the risk of potential injury.
