How to Keep Your Myrtle Beach Lawn Green This Winter

Many homeowners in the Myrtle Beach area commonly see their lawn turn brown in the winter. The natural tendency of warm-season grasses to go dormant is quite common in many South Carolina lawns. However, some homeowners may want to keep their lawn green all year which can be an easy task that you can accomplish in just a few steps. Check out these tips on how to keep your Myrtle Beach lawn green this winter for a beautiful lawn year-round.

Know Your Grass Type
According to data from LawnStarter, the most common grass type in Myrtle Beach is Bermudagrass, which is a warm-season variety.  Additionally, the second most common grass type is Tall Fescue – a cool season grass which has totally different properties than Bermudagrass.  Homeowners who don’t know what kind of grass they have in their lawn will be left wondering if or when the lawn will go dormant in the winter. Make sure to inspect your lawn, learn your grass type and read up on it to see which kind of grass variety is planted to know what steps to take to keep it green this winter.

Overseed with Cool Season Grass
For those more inland homes in the Myrtle Beach area, lawns may have other warm-season grass varieties like Zoysia grass. This variety grows well during the hot summer season but may turn brown in the winter. Overseeding lawns of these varieties in the winter will help combat the dormant brown color that can occur. Choose to overseed cool season grass, like Kentucky Bluegrass or Annual Ryegrass, in order keep the lawn green with varieties that can withstand the colder winter temperatures.

Add Extra Energy
Winters can be a hard season for grass to thrive due to the cooler temperatures. Make sure that your lawn has enough energy during the winter season with the application of fertilizer. Quick release fertilizers are a good option for greening up your lawn quickly but only last for a few weeks. Slow release fertilizers are spread in granule or pellet form and do an excellent job of providing long-lasting energy to a lawn over time. Both options are great for greening up your lawn but should not be applied at the same time to prevent burning. Other energy additions could include compost which is a natural energy source that helps create healthy soil that hosts the grassroots.

Mulch Fallen Leaves
Another great way to add natural energy to a lawn is to mulch fallen leaves. Choosing to mulch these leaves will help cut them down to a smaller size that can be easily absorbed. Dead leaves provide a natural form of nitrogen to lawns and can help boost the energy required to sustain healthy conditions throughout the winter. Allowing whole leaves to disintegrate onto the lawn slowly can do more harm than good as wet leaves will provide a breeding ground for mold and disease. Rent a leaf mulcher to do the job or mow over the leaves on the highest height setting to cut the leaves into smaller pieces.

Continue Watering
Just because the winter is a slow growing season doesn’t mean that your lawn needs to be thirsty. Consider adapting your watering schedule to comply with the weather patterns to keep the grass watered adequately. Many Myrtle Beach homeowners can water their lawns just 1-2 times a week in the winter to provide enough moisture to sustain a healthy lawn. Choose an automatic timer to take care of winter watering as well. The area rarely will see freezing temperatures but be aware of winter weather that could arrive and take steps to insulate watering systems to prevent freezing and burst pipes.

Tax Refund Season Helps With Myrtle Beach Home Ownership

Living in or around Myrtle Beach is a dream to many.  Yet, a lot of renters think that owning a home on the coast is out of reach. Actually, during tax refund season, more buyers qualify over any other time of the year!  There are several ways that tax refunds create more approved Horry County homebuyers.  Let’s discuss these refund benefits as well as the home loans available for Myrtle Beach area buyers.

Using Tax Refund for Down Payment

Buying a home may come with hurdles for some and down payment is usually a primary roadblock.  Although, tax refund season provides a solution for this potential issue.  Even though the funds may not be in the bank account yet or has just been deposited, they are considered the buyer’s own funds.  Plus, as soon as they are in the bank account, lenders consider the funds as usable immediately.  If a buyer has not received the refund yet, just provide the filed tax return as proof!

First time buyers that are maybe just starting out on their own or have a new job, are often short on down payment.  But, there are some great low down payment mortgage options where tax refunds may actually cover the full amount needed to buy.  Home loan programs include FHA, VA, USDA, Conventional, and SC down payment assistance.  Down payment requirement for these programs vary from 3.5% to zero down.

No Down Payment Loans Assisted by Tax Refunds Too

As mentioned above, there are no down payment loans as well.  So, how do buyers using a no down payment loan benefit from tax refunds?  Just because there is no down payment doesn’t mean these funds can’t be helpful.  Keep in mind that there are closing costs on buying a home.  Plus, buyers must pay the first year of insurance plus taxes and insurance escrow set up (if applicable).  Therefore, a refund could cover part or all of these costs for a buyer.

Keep in mind that there is an additional way to cover these closing costs.  The costs could be included in the price and home loan!  In order to finance these costs, a purchase contract could include seller paid closing costs.  Each loan type has certain limits to this assistance, although usually the limits will cover most or all costs.

Tax Refund Helps Buyers Qualify Easier

What if a buyer has a lower credit score, high debt to income ratio, or other issues which cause qualification problems?  A refund could be used to pay off debts, pay down a credit card for increasing credit scores, or just used to increase the assets for a buyer’s qualification.  These additional assets could take a buyer from a denial to a purchase loan approval.  While determining an approval, mortgage underwriters and automated systems weigh positives and negatives of a file.  Receiving a tax refund could bolster the buyer’s profile and could make a huge difference in qualification.

An important consumer message is not to withdraw a tax refund from a bank account and convert it to cash.  Lenders will not allow cash funds towards buying a home.  So rather than converting the refund to cash, keep the funds in the bank account.

Other Uses for Tax Refunds

Not only do refunds help in qualifying, but they also help in life.  After buying a home, the buyer could use a refund to set up an emergency savings account.  Things happen and having a savings cushion really helps in these areas.  Plus, after buying a home, there are usually items to buy.  These could include curtains, furniture, paint or buying a home warranty.  You may even choose to buy a really cool beach picture for your new coastal home!

5 Upgrades That Add Value When Buying A New Myrtle Beach Home

New home construction communities across the Myrtle Beach area have continued to become more customizable with their homes over the past few years.  Many of the top national builders that are in Myrtle Beach now have “design centers” where you can visit and make your selections while viewing the different samples. You now customize almost any aspect of your new home.  It is important though that when making these choices that you do not let things get out of hand.

When building a new home you have a budget in mind before hand.  As you enter the design center to select options & upgrades, that budget sometimes goes out the window.  I refer to the visit to the design center as “a kid in the candy shop” mentality.  Everything looks wonderful and you want one of each.  However, you can easily more than double the price of your home with upgrades and also destroy your budget.

Recently, while working with a buyer, she had over $150,000 in upgrades & additions onto the home.  She was easily making her new home the “king of the hill” in the neighborhood.  However in her situation, she did not care. She is planning on living there for many years and wanted what she wanted.  Also, her budget was much higher than what she actually spent on the home.

Below are the top 5 things I would suggest upgrading when building a new home in Myrtle Beach.  This list comes from dealing with hundreds of buyers locally and listening to their wants & desires when purchasing a new home.  These are the top 5 things I feel can bring the greatest value and return on investment.

  1. Microwave Upgrade the range hood to a microwave.  When buying a home, most people want a microwave in their home.  If not, you would need to purchase one for the counter in which you spend more money, and lose counter space!  Or, if you decide to do it later, you have a useless range hood that will inevitably end up collecting dust in the garage, or for sale at a neighborhood yard sale.
  2. Upgrade the range from coil top to a smooth top range.  The cleaning of the coil tops are difficult and make a mess.  You also have to buy new drip pans almost annually because the old ones have become so discolored and dirty.  With a smooth top range, you can buy Ceramabryte and keep your range top looking like new all the time.
  3. Upgrade your carpet padding & actual carpet.  I always suggest paying the little bit extra for the highest grade padding available.  Also, I recommend upgrading your carpet at least one level.  The reason for upgrading the padding is that by doing so it will help the life of your carpet.  Also, it will make it easier on your feet while walking around your home.  The reason for upgrading the actual carpet is to increase its life.  Also, normally the higher grade carpet have less amounts of carpet fibers being released. When I purchased my most recent home, I was not given the option of upgrading the carpet and every time I vacuum my home, I fill
    my Dyson vacuum with carpet fibers at least twice.
  4. house paintUpgrade the paint on whole house.  If you do not like plain white walls and want continuity in your paint in your home, then pay for the whole house paint upgrade up front.  Normally the cost of upgrade is only a few hundred dollars instead of paying a painter afterwards a few thousand dollars to have it done.  Most builders will only allow you to pick one color for the whole home, so if you wish to have a lot of customization in your paint colors in every room, then this may not be for you.
  5. Upgrade the front exterior of your home.  Curb appeal is one of the most important things about a home.  Most builders allow you to customize the curb appeal of your home by choosing a brick or stucco front.  This is something that will make your home stand out from the other same models of your home in a community.

How to remove foul smells from a drain quickly & safely

Last night when I came home from celebrating a birthday, I noticed our sink drain was starting to get a funny smell. So, I grabbed the baking soda & vinegar to fix it. Right as I was about to begin, my wife asked, “Why don’t you do a video about it for your blog?” I was stunned I had not thought of it!

So, if you ever have a drain that has a bad smell, watch this brief video to learn how to clean it out and deodorize your sink quickly, safely, and easily.


There are many other ways to clean your sink, but I think this way is one of the most fun and very safe. With toxicity becoming a more and more prevalant concerns, this is a completely non-toxic way to clean your drain. Here is the recipe I use:

3-4 Tablespoons Baking Soda
2 Cups Distilled Vinegar
2-3 Cups Hot Water
