Dealing with Termites in Myrtle Beach, SC

One of the biggest concerns that I deal with when helping someone move to Myrtle Beach is the pesky insects that we have in our area. You know the ones I referring to, the ones that can destroy your home in rather short time, TERMITES! Unfortunately, termites are something that fairly common in the warm humid climates like Myrtle Beach.

They like the warmer temperatures, the moist ground, and sandy soil all make it pretty easy for them to dig tunnels through the ground. Add into that the fact that our ground doesn’t freeze and it makes for happy little bugs who get to terrorize us.

Back at the beginning of the Pandemic, my wife & I decided we were going to do some landscape work around the house which included adding a fresh layer of mulch to all the flower beds. So to help prep everything, we began weeding, and adding a few more plants to the ground.

Unfortunately, as we were digging holes to plant along our garage, we stumbled across some of these annoying insects about to have a feast on the studs in the wall. So I immediately reached out to a local pest control company and had them come to treat my home.

See, here in the south, termites are fairly common and aren’t that big of a deal as long as you watch for the warning signs of an infestation starting. Some of the tell tale signs are the active colony in the dirt like in my video, or sometimes you will find tunnels on the concrete foundation leading up to the wood.

If you catch an infestation early enough like we did, you should be able to get away with a simple treatment of the foundation of your home that will kill any termites nearby and prevent any damage to your home. This will keep your home safe from damage.

Termite Damage

Now I’m not going to lie, if you do not get your home treated and ignore the signs, you could end up with Major problems down the road. I’ve seen houses where the entire garage had to be redone due to termite damage. They had to go and rip out all the drywall 8 feet up, and replace the damaged wood underneath. It was thousands of dollars of damage and weeks of mess to repair the damage from these tiny little creatures.

When your home in Myrtle Beach is treated for termites, one thing to always keep up to date after the fact is any type of bonds that the pest control company may offer. For example, the company that treated my house gives a lifetime warranty as long as I do the annual inspections with them where they will come and check to make sure the termites have not come back. This annual inspection is around $100-$150, but it much less than the cost of having to treat an entire home $1,000-$2,500, and definitely more affordable than handling the damage which could cost well into the thousands.

So in closing, if you find termites, don’t panic, simply reach out to a pest control company, have them treat the home and then keep the annual inspection up and you should be fine.

If you prefer to stay indoors you will find many things to do all around the area. Shopping is often at the top of the list for things to do and if you are a shopaholic you can spend quality time at shopping centers including:

Transportation in Myrtle Beach

If you plan to stay close to home, you can always take a walk or ride a bicycle, but for those who want to go from North Myrtle Beach to other areas you will need to have a personal car to get around easily or an Uber. During tourist season which runs from March through November, traffic can be heavy so be prepared to wait in heavy congestion during peak hours in the morning and evening in areas near the beach.

Luckily though, with the openings of new roads like SC 31, you can now easily get from the southern end of the beach to the northern end fairly easily. This road is a 6 lane highway where the speeds are 60+ Mph and zero stop lights.

Before heading down the beach, you should be aware of some of the rules. 

  • Alcohol- Alcohol is not allowed on the beach. You can also not have glass containers or bottles. 
  • Litter– Littering is illegal and you can be fined if caught littering. 
  • Dunes- It is prohibited to walk on the dunes or to damage them in any way. 
  • Fire- Fires are not allowed at all on the beach. This includes bonfires, barbecues and other open flame. 
  • Pets- Dogs are allowed on the beach from Memorial Day through Labor Day only from 8:00 AM until 5:00 PM. After Labor Day, pet owners can walk their dogs on the beach anytime if they are on a leash.
  • Bathing Suits- Bathing attire can be worn on the beach, but thongs or other swimwear showing off your rear-end is not be allowed. 
  • Umbrellas- Umbrellas must be seven and a half feet circular or smaller. 

Annual Climate

The climate in Myrtle Beach is mild and you can expect temperatures ranging from the mid to upper 70’s in the spring and fall, upper 80’s to mid-90’s in the summer and mid 50’s in the winter. Hurricane season is June through November, but hurricanes are very rare in Myrtle Beach and a significant one has not struck the area since Hugo hit in 1989. Tropical storms are typical and can bring heavy rain and winds to the area. 

Employment in Myrtle Beach

If you are new to the area and did not transfer with an employer, work can be found in many industries. The hospitality, tourism, and retail sales industries are always booming and seeking employees. Myrtle Beach is also a great location for small business owners as the local tax rate is low and the community is very small business oriented.

Renting A Home Through Craigslist- Why It’s A BAD Idea

I’m sure a lot of you are wondering, what is Jeremy doing talking about renting a home through Craigslist, he’s a Myrtle Beach REALTOR®. That is true. And yes, I do not directly help people find a rental because our company has an entire rental division.

But, over the past three weeks, I unfortunately have had to deal with one of the homes I currently have for sale, being used in a scam on Craigslist. What has happened is, my great property at 1603 Heathmuir Drive in Surfside Beach that went on the market for sale just a few days prior to Christmas was targeted to be used in a rental scam.

Someone downloaded a few of the images from one of the various sites on which I advertise my listings and then went over to Craigslist and created an advertisement that the home was for rent for $750. They use a bogus email address to have others then email them for more details.

When you send an email, to them, you will get a rather quick response in which sounds somewhat believable, but some of it just doesn’t sound right as the English is broken. Here’s a copy of the email from one interested tenants sent to me:

Some of the parts of the scam are typical. They will say that they are not in the area so you cannot view the property prior to renting, but if you send the money, they will then send the keys to you. The issue is that you will send your money, but never see the keys.

To try & prove that they are the legit owners, they will go into the tax records which are easily accessible online and take screenshots showing that the name of the “person they are talking to” is the owner. Here’s a screenshot they sent to one of the people looking to rent the house through Craigslist:

Now, what this scammer did this time which ends up taking this from being not only just a scam, but also somewhat a crime is that they created a passport forged with my clients name over the passport. I’ve blurred the name, but you can see that with the textured paper, it’s impossible to make a legit forgery. If you look closely at the name as well as the picture, you can see where they changed items to make it show what they needed, and didn’t even do that good a job at it.

Since this started, I’ve had over 10 calls from prospective tenants in the past 10 days. These are just the consumers that had got a bad feeling about the entire situation and reached out to me to see if it was legit. Unfortunately, as you see in the letter above, the scammer told the potential buyers “I’m not dealing with the agents anymore they are bad people. This is why I am handling the rent by myself. You deal with me direct. You do not need to contact any agent when you get by the house cos if you do, they will tell you some sort of rubbish.”

The rubbish in this instance is that it isn’t a legit person renting the home. The property that they targeted of mine happens to belong to a personal friend who is selling this property and someone that I’m somewhat close to. I speak with the seller almost daily and know he would never try to do something like this to me.

How to monitor if your property is being scammed.

I spoke with the director at the local MLS to ask for some tips on what to do to keep alerted of if your property falls victim to the scam as well as what to do when it happens. Here’s the list they gave me:

1. Report to false advertisement to Craigs List (CL).
2. Report to FBI at www.ic3.gov
3. Report to state and local law enforcement.
4. Report to CCAR and SCR who can report to NAR. NAR can pressure the feds to pressure Canada and Nigeria to start making arrests.
5. Teach agents to patrol the internet for the addresses of their client properties. CL patrol. Can set up Google alerts for addresses and company name to automate patrols.
6. Teach clients about this issue so they can patrol the internet and are aware of red flags that their property is being scammed and to report these issues. (people show up to rent the property, etc.).

It is a widespread problem. Internet search on this issue will reveal numerous TV and online stories about variations of the scam. The scammers are getting better and better. It is hard for the public to realize that it is a scam. Another reason to only deal with known real estate companies operated by REALTORS. Listings, rentals, vacation rentals, etc. have all been involved in scams.

Another scam – cold call emails “I am a foreign buyer.  I want to buy your listing in 2 weeks for cash sight unseen.  Here is a paper certified cashiers check, deposit it.”  Then later, the buyer cancels the deal and says to wire all or a portion of that paper check.  Paper check later bounces and REALTOR or lawyer is out the money.”

In addition to the items above, another step that I’ve implemented now is I’ve added this sign onto the front of the home when it is a vacant property like this to help notify consumers that it is a scam. Thanks Emmy for the sign. She also has more on the scam over on her blog here.

Finally, the last thing I would say on this subject which applies to anyone looking to rent a home is to go through a reputable rental company to rent a property. In Myrtle Beach, our company has Stay & Play, and there are others, but by going through a reputable company instead of just an individual will give you piece of mind that when you send money, you will actually get into a property.

It also means that when there is an issue with the property, you have a company to contact to get whatever is needed repaired in a timely manner. I’ve heard friends who have had rentals through an individual and when their HVAC went out in the middle of the summer, they sat in a house that was 85 degrees for days because it took that long to get the issue resolved. If there is a company involved, you should have cool air again with in 24 hours instead.

Don’t Get Scammed By Craigslist

I surely hope that this post help explain some of the schemes that the scammers are using these days on Craigslist to try & get your money. I should also mention that in addition to doing it on Craigslist, they are also going to places like Facebook Marketplace and doing the same types of scams, so be careful there as well.

Lastly, before you run to get your next rental, let’s take a moment and see if you can purchase a home in Myrtle Beach instead of wasting money away again in a rental. I understand that there are some circumstances where you are forced to rent for a while. My wife & I were forced to do so for a few years and during that time, we spent over $116,000 on rent and and zero to show financially for that money.

Not so mention, we now own a home and our monthly expenses are actually less than when we rented a property. The biggest difference is that each month when we make a payment on the mortgage we are increasing equity in our pockets. In addition, as time continues to move forward the value of our home continues to increase. In the past year of owning our property, the value has increased an additional $30,000.

Five Things Every Home Inspector Checks In Myrtle Beach

When buying a home in Myrtle Beach, should you get a home inspection done?  What will the home inspector check when going through the property?  I’m going to cover this topic in today’s Two Minute Tuesday Video:

Should I Have A Home Inspection Done When Buying a Home In Myrtle Beach?

When you are buying a house, one of the things I always suggest is for my buyers to get someone to do a professional home inspection of the home.  This means hire a licensed insured home inspector to come into your property and check everything about it.  It will cost a few hundred dollars and take the person a few hours, but they will do a full and complete walkthrough of the property to make sure there are no major issues found throughout the property. Now in Myrtle Beach, they are going to check for five main areas of the house. They are not going to cover things that are cosmetic though. So you want to make sure when you are doing your contract if you see something cosmetic like a cracked tile or chip in the wood that you put those things are written into your contract to get them addressed.

When a home inspector comes into the property, they are going to go over the entire property and do visual inspections of everything, but they are going to focus into these 5 main areas:

  1. Structure
  2. Heating/Cooling System
  3. Plumbing
  4. Electrical
  5. Appliances

These five areas are what a South Carolina Residential Agreement directly talks about in the contract.  If the item mentioned by an inspector does not fall under one of these 5 categories, then it’s possible the seller will resist taking care of the item.

Structure

Let me start by stating this, your inspector is not going to do a full structural inspection of your home.  In order to do that, you would need to hire a structural engineer who has specific training to handle such a thing.  What a home inspector in Myrtle Beach is going to do instead is a visual inspection of the property.  They are going to make note of any defects or things that look out of the normal.  If they see a crack in the foundation they will alert the buyer of it.  If the buyer has greater concern based on the findings in this original report, they could then hire a structural engineer to come out to the property and do a specific structural inspection of the home.

The home inspector is also going to check the roof to make sure there are no leaks noticeable to the eye.  They will go into the attic and make sure that nothing is out of the ordinary.  That there is the proper amount of insulation present to keep the home insulated right.  If they see any signs of a prior leak, they normally have a moisture meter that they will then test the affected area to see if it just a stain from previous issue or if it is something that is current and needs to be addressed immediately.  They will walk around the exterior of the home and make note of any wood rot, or damage caused by wood destroying organisms as well.

Heating/Cooling System

The second main area the inspector is going to focus on is your HVAC system.  Now, home inspectors as a whole are not normally experts on everything related to your heating & cooling system, but, they are going to do a full visual inspection of your equipment. They are going to make sure that if it’s a hot summer day the air conditioning is working and making cool air. If it is a cold winter day, the heat is working properly and it’s making warm air.  They are going to note the age of the unit, and make sure that there are no leaks on any of the lines and that all dr

ains are properly installed and that drain pans are in place.

They will open up your filters and make sure that they are clean and that the coils in the unit are also fairly clean and free from any debris that could cause the unit to work hard and thus wear out quicker. They will also run tests to check the outflow vs intake of air temps.  They will use their best skills to make sure your system is running optimally.

Plumbing

During a home inspection in Myrtle Beach, they are going to check this third section, the plumbing systems.  While they aren’t going to be able to see what is going on behind the drywall, they are going to test all your faucets throughout the property and make sure that they are working properly.  They are going to look under the sinks and make sure that when the water drains out that it is not leaking.

The inspectors are going to make sure your drain plugs are in proper working order and that there are no leaks in the faucets.  The home inspector is going to give you all kinds of information about your hot water heater like it’s age, size, whether it has an expansion tank, if it is heating water to a proper temperature without being too hot.  They will make note of the temperature to make sure you do not get scalded when taking a shower, or placing a child into a freshly drawn bath.

Electrical issues

Next, the inspector is going to go the electrical box and they are going to check to make sure that there is nothing faulty in there. They will make note of the amperage in the box.  They will do a thorough inspection of the panel to make sure that somebody didn’t take a circuit breaker and stick it in on their own, improperly.  This could be a major fire hazard that could burn your house to the ground at any moment if not addressed.

The inspectors are going to go to every single outlet in the home and make sure they are working properly and are grounded.  They are going to test the GFCI outlets in your kitchen and bathrooms to make sure they are shutting off when surged to keep you protected.  They will check all the lights in the home and make sure they work properly as well.

Appliances

The fifth and final area they are going to test are the appliances. The home inspector is going to make sure that your dishwasher is running properly and free of leaks.  That your garbage disposal doesn’t make a clanking noise when turned on because something is stuck in it. That the ceiling fans are not wobbling and about to fall down. He’s going to make sure that all appliances are in working order as of that day.

This does not mean that the week after closing that one of the appliances might break down.  They are machines that can break down at any moment.  When we moved to the area, we had bought a fairly new home and one month after moving into the home, the refrigerator that was only 3 years old broke down and wasn’t cooling any more.  Luckily we had purchased a home warranty that covered us and we only had to pay a service call to have someone come and fix it.  This is one of the many reasons I also recommend my clients get a home warranty when purchasing property.  It gives you an added level of protection for that first year of ownership for a minimal fee.

Wrap Up

These are the five areas that the home inspector is going to check when they come into your property. While it does cost you some money to hire them to do the inspection, I hope I have now given you a much clearer explanation of what is covered so that you can see the value in hiring one when purchasing your next home in Myrtle Beach. I Was Hacked… Almost

Over the past several months I’ve heard of real estate agents in our area getting fake offers, bogus pre-approvals, and other types of scams that are simply trying to capture the information of real estate agents.  The main thing people are trying to access is your email inbox as they know that we help buyers purchase some of the largest investments in their life.  Here in Myrtle Beach, once we have seen the home and written our offer, it is not uncommon to handle almost the entire rest of the transaction through email and phone calls with many times the buyer not even coming back to the beach from closing.  This is why our area is a prime target for hackers trying to fool people into giving them money.

Now, the way that this type of scheme works is different than the age old days where people sent an email saying that a rich king in a foreign country has passed away leaving them hundreds of millions of dollars.  I think in this day and age, that most everyone now realize that those are fake and that nobody falls for that any more.   Instead, the criminals are trying all sorts of new techniques, one of which seems to be pretty consistent in the real estate industry.

Why Do They Do It?

Knowing that real estate agents assist people in making one of the largest purchases in their life, we are prime targets to try & steal money through.  Hackers in other parts of the world target real estate agents because of the large amounts of money people will spend when purchasing a home.  Think about it, our company average selling price right now on a transaction is around $193,000.  If someone is purchasing a home and is only putting 20% down and financing the rest, that is still over $38,000.  What if the person is paying all cash?  That could be a major score for a hacker at once.  Once the money gets wired into their account, they are almost immediately wiring the money out of the account to another country and covering the tracks as to where the money has gone.

This makes it almost impossible to retrieve the money once it has been sent and extremely difficult to recover if it has already been moved onto another account.  In other words, once they get your money, it’s pretty much gone.

How Do They Do It?

Now, unlike the bogus emails from someone in a foreign country trying to give us millions from a rich ruler, the tactics are much more advanced now.  Instead, it normally starts with a simple property inquiry like I received the other day from “Sharon Stephen.”  You can see the screenshot below of the email inquiry I received.  This person was inquiring about one of my current listings on Dogwood Circle.

Like I do with all my online inquiries, I followed up with the person to see what additional information I could provide to them.  Because I had a phone number and had not heard back from my voicemail & emails, I sent over the following text message as well to the phone number:

Approximately 90 minutes after sending this text message off, I received an email back finally from “Sharon.”  But, when I received the email, I became instantly confused, because now “Sharon” had gone from being a interested buyer, to an agent representing someone and attaching an “offer (with pre-approval letter attached below)” on my listing.

Now as a sellers agent, I keep pretty close track of my listings and who has or hasn’t shown one of my properties so that I can give the highest level of safety to my sellers.  I use an online program that tracks all showings on my listings so that if there is ever an issue in one of my properties, I can see who was there last and might be responsible.  I first looked through that app to see that nobody by this name has shown my property ever.  Next, I went into our local MLS program and searched to see if such a person even existed in our MLS to which I didn’t find anyone.  In our previous market boom, it wasn’t uncommon though for someone to place an offer sight unseen on a property if it was something in a desirable area or price range, so I continued to try & track down who this person was.  When both of these things brought back blank answers, I did one final step to see if this person was an actual real estate agent by doing a quick search on Google to see if I could find any information on this person by searching by name and also phone number.  As a rule of thumb, most real estate agents have their name & phone number registered on several sites across the web, so even if this was a person brand new to the area and on their first week in real estate, I should be able to at least find something.

Just to make sure I wasn’t completely missing something, I decided I would at least try to look at the file that they sent as I could tell it was some sort of file attached to the email.  When I clicked on what was supposed to be an offer in PDF format, it actually had a script attached to it that opened a link that looked like this:

When I saw this pop up, I knew immediately this was a phishing scheme by someone who was trying to access my email so that they could try and steal money from my clients.  Instead of clicking on the download file image and try to open an offer, I instead copied the URL attached to the image and headed to Norton Safeweb to make sure it was a bad site.  If I had clicked on the image, it more than likely would have sent me a Google login page that would look similar to a normal login screen.  However when I would have entered my information, it would have not shown me a file, but instead sent my login credentials onto the hack.  Instead, here’s what Norton said about the URL:

Just as I suspected, it was all a bogus attempt to access my email.  Now, unfortunately, not all agents are as tech savvy and knowledgeable on these schemes existing, luckily for me, my brokerage tries to stay on top of all these items and make all our agents aware of these scams.  In fact, the National Association of REALTORS® shared about wire fraud a year ago.

What To Expect Out Of Me As Your Agent

So, here are a few things you can expect from me as your real estate agent:

  1.  I’ll never ask you for confidential info- I have zero needs for ever having access to any of your banking information, social security number, etc.  You will never get a text message or email from me asking for you to provide any of this sort of information.  If any of this type of information is ever needed for a deal we are doing, you will be asked to provide this stuff directly to the lender or attorney.  If you do receive an email from me, a lender, or attorney requesting this type of information or a change in wiring instructions, please contact me immediately and do not do what they request without at least speaking to a live human on the phone first.
  2. Most lenders & attorneys now use secure email servers-  I know it’s a total pain when you have to log into an email server in order to respond or speak to an attorney or lender, but it is really for your best interest.  It’s just another level of security to make sure your money and information stays safe.
  3.  Always verify before sending confidential information- Before you ever wire money, or send over private/confidential information to someone, it doesn’t hurt to call them on the phone and make sure it actually came from them.  I actually spoke to an attorney last week who said their company policy is to ALWAYS confirm numbers over the phone with someone before they send any funds, even if they have wired to this same account in the past.  You can never be too secure when transferring large amounts of money electronically.
  4.  My email is as secure possible-  I’ve taken all the necessary precautions to make sure my email is as safe as possible.  This means I use an ultra secure password, change it regularly, and also have the two step verification set up as well for extra protection.  Also, I’ve placed a disclaimer on the bottom of my email signature to remind everyone I email that I will never request or send any type of information regarding wiring funds.

Ultimately, you work hard for your money and I want to do as much as I can to make sure your information is safe and secure so that when you are trying to purchase a home, it gets used for just that.  So, like I mentioned above, if you ever get any type of correspondence from me asking for private information, please do a few things:

First, do not automatically do what the email requests you to do.  Second, forward the email to me immediately and then lastly, please pick up the phone and call me at 843-222-9402 immediately to let me know that such thing was requested by my email.  Your identity and money is too important to allow it get into the wrong hands.
