How To Overcome A Dirty Car In Myrtle Beach During Pollen Season


pollen carSpring time is upon us here in Myrtle Beach!  Warmer temperatures, longer days with sunlight and everything is starting to bloom.  While this is one of my favorite times of the year, it is also one of my most disliked.  As everything begins blooming, the level of pollen goes up exponentially.

As an owner of a black vehicle, it’s very difficult to keep a nice clean car and can cost you a small fortune to do so during these months as a layer of yellow pollen coats your vehicle daily.  You can wash your car at home each morning before heading into the office, but that can take some serious time to do so.  In the past, I simply took the garden hose and gave it a quick rinse off.  The down side to that was a spotty vehicle after the water dried.

This year however, I think I’ve found the perfect solution for keeping a clean car through pollen season in Myrtle Beach.  Detrick’s Car Wash now with three locations along The Grand Strand offers what I believe is the best solution with unlimited wash packages starting at $25/month.  This allows me to keep my vehicle clean every day and overcome that annoying yellow stuff.

How To Spend A February Day In Myrtle Beach

While many of our northeastern friends are currently dealing with a snowstorm for the third Monday in a row, down here in Myrtle Beach, we are currently enjoying some really fantastic weather. Today is a sunny, warm 65 degrees fahrenheit with a gentle breeze day.

To give you an idea of how awesome the weather is today, here’s a great video by local Myrtle Beach Videographer, Thomas Hart of Heart Media.  He was out just testing his new aerial drone at the beach, but I thought it was some really great footage showing how awesome a day we are having.  Check it out.

While not every day is this warm at this time of year, it is not uncommon for us to experience several days during the winter months with warmer temperatures. Here’s a graphic showing our average temperatures each month versus several popular northern cities.

Personally, as someone who used to live right outside of Philadelphia, PA, I don’t miss those cold winter days spent outside shoveling inches of snow while battling sub-zero winds trying to stay warm under four layers of clothing.  Instead, I’d rather spend my time relaxing on a beach chair with my toes in the sand.

Carolina Forest Real Estate Market Update For January 2015

Carolina Forest Home SoldAs we entered into 2015, the Carolina Forest Real Estate market has been blazing along just as it did in 2014.  Currently there are approximately 593 single family homes for sale in the Carolina Forest area (zip code 29579).  Prices range from $36,000 for a manufactured home on leased land to $3,499,000 for a 5 Bedroom Home for sale in Grande Dunes Riviera Village on the Intracoastal Waterway.

The average active price for homes for sale in Carolina Forest is currently $339,239 and a median listing price of $265,590.  One of the great things about homes in Carolina Forest is that there is a wide variety to choose from.  There are some 2 bedroom homes and then for those who need more rooms, you can find some current homes for sale with up to 7 bedrooms.  There are homes for sale on a golf course, home for sale on the Intracoastal Waterway, and so many more choices.

During the past 60 days, the Carolina Forest real estate market has also been abuzz with properties selling.  Over 100 homes have sold ranging from a low price of $42,000 to a high price of $1,503,000.  The average sold price for properties sold from 12/1/14 to 2/1/15 was 272,647 and a median price of $220,000.

On average, the number of days to sell one of these homes in the Carolina Forest area was 173 days with a median time frame of 125.  However some homes took longer at 1226 days.  The fastest home to sell in Carolina Forest during this time period was only 1 day.

2014 Sets Single Family Homes Sales Record For Myrtle Beach

Myrtle Beach Home2014 was a great year for Myrtle Beach real estate.  In fact, I didn’t realize how good the year was until I recently read an article published by The Sun News that stated that our area set a record in 2014 for number of single family homes sold.  With 5,843 single family homes sold in 2014, this passed the previous record which was set in 2013 by more than 500 homes.

Not only did the number of homes sold in 2014 go up, but so did the prices.  The median single family sales price rose 5.6 percent this year to $193,899 in Horry and Georgetown counties.  This increase was believed to be caused by the decrease in number of foreclosures in the market.  Another sellers market is believed to be on the near horizon.

That being said, sellers who have been waiting for a shift in the market to sell your home, that time is now.  Spring has historically been known in our area as one of the strongest markets year after year.  As I mentioned recently, this year appears to be thriving even earlier as I’ve tracked a 300% increase in buyer leads already in January.

10 Most Expensive Homes Sold On The Grand Strand In 2014

Most Expensive homes sold 2014The 2014 Grand Strand real estate market finally saw what many have been predicting for many years, an upswing in prices and number of properties sold.  Prices began to rise and more consumers were finally making the decision to buy or sell in 2014.  This trend was also seen in our luxury home market.  As the new year begins I thought it would be fun to share what the 10 most expensive homes sold along the Grand Strand were in 2014.

Below is a list of the 10 most expensive residential homes that sold according to the Coastal Carolinas Association of REALTORS®.  This list does not include commercial property or vacant land:

10: 157 Prospect Point Loop Georgetown, SC 29440- $1,975,000

This 4 bedroom, 4.5 bath home in DeBordieu Colony built in the year 2000 features over 5,300 square feet under roof with an in ground pool and private boat dock.  It was listed by Perry Peace and sold by Geoffrey Groat, both of DeBordieu Colony Real Estate.

9: 1207 Debordieu Boulevard Georgetown, SC 29440- $2,100,000

This beach house featured 6 bedroom 6.5 bath was also located in DeBordieu Colony.  This spacious home is over 7,400 square feet under roof.  The ocean views from the living room and private deck on the master bedroom made this property very popular.  This home also had an elevator to make traveling between levels a breeze.  Property was listed by Geoffrey Groat and sold by Perry Peace, both of DeBordieu Colony Real Estate.

8: 4902 North Ocean Boulevard North Myrtle Beach, SC 29582- $2,100,000

This luxury ocean front 7 bedroom 7.5 bath home in North Myrtle Beach showcased a pool, hot tub, private walk way to the beach, outdoor stainless gas grill, and a gourmet kitchen that chefs would love!  This was a new construction home built in 2014 with over 6,400 square feet.  Listed by Kim Stevens of RE/MAX Southern Shores & sold by Robin Allen of Coldwell Banker Chicora.

7: 29 Beach Walker Court Georgetown, SC 29440- $2,106,000

Home features 6 bedrooms and 7 full baths.  Built in 2004 this home is rather spacious with over 7,600 square feet.  Listed by Perry Peace of DeBordieu Colony Real Estate and sold by  Darissa Thompson of The Lachicotte Company.

6: 1202 North Ocean Boulevard North Myrtle Beach, SC 29582- $2,265,000  (pictured above)

This stunning 6 bedroom, 4 bath ocean front home in North Myrtle Beach featured spacious rooms with fantastic ocean views.  Built in 2005 and meticulously maintained with plenty of upgrades throughout and over 7,000 square feet definitely helped to sell this awesome ocean front property in North Myrtle Beach.

5: 1357 South Waccamaw Drive Garden City Beach, SC 29576- $2,400,000

Home was built in 2011 and features 8 bedrooms and 8.5 baths.  This oceanfront home was being sold furnished and featured great views of the ocean from many rooms in the house.  According to the listing agent this property also had great rental history, an inground pool and over 7,000 square feet.  Kevin DeRenzo of Beach Realty South was both listing and selling agent.

4: 101 Atlantic Avenue Pawleys Island, SC 29585- $2,825,000

This unique 6 bedroom 5.5 bath ocean front property was surrounded by water on three sides.  Features include a home theater room, elevator, floating dock, and so much more.  Listed by Walter Mc Elveen of Pawleys Island Realty and was sold by Perry Peace of DeBordieu Colony Real Estate.

3:  1301 Norris Drive Pawleys Island, SC 29585- $3,152,500

This fabulous 5 bedroom, 5 and 2 half bath home in Pawleys Island featured both great ocean views and also creek front views.  Built in 2001 with over 6,000 square feet this home boasted 20′ ceilings.  Listed by Jamie Beard of The Litchfield Company and sold by non MLS agent.

2:  451 Beach Bridge Rd Pawleys Island, SC 29585- $3,200,000

6 Bedrooms, 6.5 baths are in this special ocean front home situated on over 1 acre of land.  Finding an ocean front home with this much land is quite a rare find in our area.  The home was built in 2001 and has over 6,000 square feet and is a chefs dream kitchen with two of every appliance.  Property was listed and sold by Martin Phillips of The Litchfield Company.

1: 164 Colony Pointe Drive Georgetown, SC 29440- $4,650,000

It’s no surprise that the most expensive home sold in 2014 was located in DeBordieu Colony as four of the ten most expensive homes on our list are located in this development.  This majestic home featured breathtaking views of the Atlantic Seaboard.  The property had been fully renovated over an 18 month period in which no expense was spared.  The master suite occupies the top level and has retractable walls to provide complete unobstructed views for miles.

This home was also the largest of our 10 most expensive homes sold along the Grand Strand in 2014 with over 9,400 square feet.  Listed by Geoffrey Groat and sold by Troi Kaz, both of DeBordieu Colony Real Estate.

So what does this mean for 2015?  Personally I think we will continue to see this trend continue of more luxury properties selling this year.  As mentioned the other day, this year has started off faster than any other in the past 8 years with a 300% increase in real estate inquiries.

I think one thing that will help push to make our Myrtle Beach luxury market even stronger is the great values on property here compared to other parts of the country.  Remember the other week when I shared about the property for sale in California for 195 million dollars?  You can definitely find luxury homes here for a fraction of the cost.
