The Farm at Carolina Forest- Neighborhood Tour

In early 2019, my family and I decided to move back to The Farm At Carolina Forest and call this our home permanently again. Now you may be wondering if I made a typo when I said again, but I actually lived in this development back in 2006-2008 in the townhomes section called The Orchards.

In fact, I wrote about how we loved going to The Farm Pool at night with my then newborn oldest daughter, Isabelle and swimming in the 800,000 gallon pool back in 2008. We have always enjoyed the amenities here and you definitely cannot beat the location. Ten minutes to the beach, ten to the airport, shopping, golf, restaurants, and all the area attractions are all nearby. With highway 31 only a few minutes away, this neighborhood makes the entire Grand Strand easily accessible.

Here’s a quick neighborhood tour showing off The Farm at Carolina Forest:

Homes in The Farm range in price from the mid 200-300K range and it is probably one of the largest neighborhoods in Carolina Forest. This development was started in the early 2000’s and was completed in 2018. There is a mixture of single family homes, condos with Garages, and also townhomes that have a garage as well.

Amenities in The Farm At Carolina Forest

If you are looking for a neighborhood with great amenities, The Farm At Carolina Forest is a great option. To Start, they have an 800,000 gallon main pool. The reason I say main pool is that there is a smaller second pool in this neighborhood also. In addition to two pools, The Farm also has a full sized basketball court, large clubhouse, fitness center and plenty of sidewalks & bicycle lanes to get outside through the neighborhood.

Check out all current homes for sale in The Farm at Carolina Forest. If you would like to learn more about The Farm at Carolina Forest, feel free to call/text me at 843-222-9402 or simply fill out the form below:

Gated Homes in Carolina Forest

Gated Homes

Gated homes in the Carolina Forest area are a rather popular option to people looking to purchase in the Myrtle Beach area because of their added advantages. The gates provide added levels of security for your home and are a perfect option for those looking for a second home in the Myrtle Beach area.

Surprisingly, the Carolina Forest area or the 29579 zip code of Myrtle Beach is filled with several gated home communities. When I last checked, there were over 20 different subdivisions in Carolina Forest that are gated.

Now, you might think that in order to have a home in a gated community in Myrtle Beach, you would have to spend top dollar. But that is not the case. You can actually purchase a home in a gated community for as low as the mid 200’s and they can range up to some of the most expensive homes in Myrtle Beach at close to 4 million.

Here’s the current most expensive gated homes for sale in Carolina Forest:

There are plenty of gated home communities that showcase new construction homes. Some of these neighborhoods include Waterbridge, which is not only gated, but also has amazing Waterbridge Amenities has, which we have talked about in the past. Some other amazing communities that are gated & also have great amenities include The Bluffs On The Waterway, Grand Dunes, Carolina Waterway Plantation, & Waterway Palms which are also on the Intracoastal Waterway.

Here are the newest gated home listings in Carolina Forest:

Make sure to bookmark this page as it will update daily as new listings come onto the market and others sell.

Gated Community Benefits

So why would you consider a gated community? The biggest reason people choose to live in a gated community is to give an extra level of security to your home. Some of the neighborhoods have simple gates where you can click a button and enter on your own, others have keypads where you enter a code & others have a bar code scanned to access. There are even some that have 24 hour monitored gates with guards.

By there being a gated entrance, it limits who can and cannot enter a community to just those with the correct access. That is why it is really important to make sure you do not give out access codes to those who shouldn’t have it or you have lost that extra level of security.

This has been an ideal feature for several clients who were purchasing a second home in the area and do not live here year round. They feel more comfortable having more security when out of town. I’ve also had some elderly clients and single parent clients who feel much more secure knowing there is a gate to help protect their dwelling.

Why Wouldn’t You Want Gated Home Communities

So while in Atlanta recently visiting family, I had a conversation with one of my brother-in-laws regarding gated homes to which he simply told me, he wouldn’t want to live in one, so I obviously asked him what the reasons were. He simply responded, it’s too difficult. So as we continued to talk, it became apparent the reasons why he did not want to live in one which I will share below.

  1. Extra time entering or leaving neighborhood. He said he didn’t want to have to open his window every time he was entering his neighborhood just to get in and the idea having to do this in freezing gold weather, rain, or other ugly weather situations had zero appeal to him. Also, the fact that it would increase his time in the car was a turn off.
  2. Access for friends. I had never thought about this one that much, but after he explained the reason it did make some sense. He is constantly having friends over to his home and didn’t want to always have his phone in his hand during a gathering to page in people trying to come over to visit, or the need to have to call a guard gate ahead to add friends onto a list with their make & model of vehicle.
  3. The “Exclusivity” status. He also felt that some that live in gated home communities feel that because they live in these neighborhoods with gates that they are “better” or more “exclusive” that those not living in them and that he did not want to ever be given this type of label.
  4. H.O. No Way! He also then shared that the other main reason a gated neighborhood would not appeal to him is that he knew if he lived in one it would be a neighborhood with some sort of HOA that would limit what he could or could not do with his home. As I’ve shared in the past, there are benefits & disadvantages to an homeowners association.

Selling a Myrtle Beach Home- Last Minute Showings

When selling a Myrtle Beach home, one of the common issues that can arise is when an agent calls at the last minute to show your home while in the neighborhood and seeing the yard sign.  While the buyers may not have previewed your home on the MLS & said they wanted to see it, once they drove through the neighborhood & saw your awesome back yard & pool,, and think your home might be “the one.”

So what should you do when selling and these last minute calls come in?  You haven’t had time to vacuum the carpets and the kids didn’t make their bed this morning before heading off to school!  Should I cancel the showing because the home isn’t in perfect condition?  NO! Don’t cancel! Here’s the thing I always tell to my clients when we have their home listed for sale:

[tweetthis]”Never cancel a last minute showing because the home isn’t in show perfect condition.”[/tweetthis]

People realize that you weren’t expecting a showing right this moment and they also know that you still have to live in your house each and every day.  The new potential buyers can look past dishes in the sink or an unmade bed when you only have minutes to prepare for a showing.

What you don’t want to do is decline a potential showing of your home because it is last minute.  Your home will never sell if it can’t be viewed by potential buyers.

[tweetthis]”Your home will never sell if it can’t be viewed by potential buyers”[/tweetthis]

So when those last minute calls come in requesting a showing, take a deep breath and say yes to the buyer’s agent.  If you can get the dishes into the dishwasher or pull up the sheets, then do it, but don’t go crazy if it isn’t all perfect when your doorbell rings.  Relax and know it will all be fine, the new homeowners could be entering into your home.

If you are considering selling your home, contact me to learn more about how my online marketing plan can get your home exposed to over 37,000 people in the first 24 hours of your home hitting the market.

Selling A Home In Myrtle Beach- The Appraisal

When selling your home in Myrtle Beach, one of the common problems that can arise is over the appraisal. What happens when the home doesn’t appraise for the amount in the contract?

While this may come as a surprise, with a strong growing market again, we do have some issues that can arise where a home does not appraise for the amount agreed upon in the contract.  When this happens, what do you do?  Well, there are a few options of what can be done when the home doesn’t appraise for the full amount agreed upon.

In this situation, the first thing that can happen is that both the buyers and sellers agree to lower the contract price down to match the amount of the appraisal.  If this happens, both parties would need to sign off on the changes and the transaction continues moving forward at the lower price.

If the sellers do not wish to sell their home for the lower price, then the buyers have two options.  The first is to walk away from the deal and all moneys become refunded as long as the contract was contingent upon financing and an appraisal.  The second option for the buyers is to continue forward with the purchase at the higher price, but they would need to bring whatever the difference is to the table as additional money since the bank will not lend more than what the home appraises for.

The buyers would need to acknowledge that they are purchasing a property for more than it’s appraised value and that they are willing to spend more money for the home than what it is actually worth.  While this doesn’t happen often, it does however happen from time to time when the purchaser finds a home that is exactly what they want, then they will sometimes pay more knowing the value isn’t always there.  Once again, an addendum would need to be done to reflect all these changes and signed off by everyone prior to closing.

If you are thinking of selling your home and would like more information on how my marketing program can help expose your home to over 37,000 people in the first 24 hours of being listed, contact me today!
