Fantastic Amenities at The Parks Of Carolina Forest

I’ve shared in the past the about the great new community in Carolina Forest called The Parks of Carolina Forest, but when I made the original video of this development, a lot was still under construction and not a lot of the entrance or amenities were built yet.

So I did a followup video recently where I went back out, did a video to show off the great new pool area, the magnificent fountain roundabout and also taking a quick stroll through the Ten Oaks that the development got it’s name after. I will actually do another video on these trees in the future.

The pool as you can see is very large and has a lot of awesome features including a walk-in area, large metal structure that sprays water, fountains, built in hot tub, large canopies, and so much more. The large deck surrounding the pool definitely provides ample amount of space to set down your items while swimming.

While the main pool is now completed, the fitness center, playground, and several other parts are constructed, but unfortunately are currently closed due to COVID-19, but hopefully before long will be able to be opened back up to the public. The lazy river is not yet built, but that component will probably be added in a year or two.

So if you are looking for Homes For Sale in Carolina Forest, you definitely want to check out The Parks of Carolina Forest as a potential place to call home. This fantastic DR Horton community is definitely starting to take off and more homes are being added daily.

As of the time of writing this, I would say that they are getting close to reaching their 100th home starting to be built in the neighborhood. I’ve now sold three homes in this neighborhood and have been able to assist my clients in over $60,000 in total savings on these homes.

If you are thinking of buying new construction, as I’ve mentioned many times before, it is really wise to have an agent represent you in the purchase of new construction. While it won’t cost you any more to have a buyers agent, it can definitely save you money, just like it has for my clients who purchased here in The Parks of Carolina Forest.

Gated homes in the Carolina Forest area are a rather popular option to people looking to purchase in the Myrtle Beach area because of their added advantages. The gates provide added levels of security for your home and are a perfect option for those looking for a second home in the Myrtle Beach area.

Surprisingly, the Carolina Forest area or the 29579 zip code of Myrtle Beach is filled with several gated home communities. When I last checked, there were over 20 different subdivisions in Carolina Forest that are gated.

Now, you might think that in order to have a home in a gated community in Myrtle Beach, you would have to spend top dollar. But that is not the case. You can actually purchase a home in a gated community for as low as the mid 200’s and they can range up to some of the most expensive homes in Myrtle Beach at close to 4 million.

There are plenty of gated home communities that showcase new construction homes. Some of these neighborhoods include Waterbridge, which is not only gated, but also has amazing Waterbridge Amenities has, which we have talked about in the past. Some other amazing communities that are gated & also have great amenities include The Bluffs On The Waterway, Grand Dunes, Carolina Waterway Plantation, & Waterway Palms which are also on the Intracoastal Waterway.

Gated Community Benefits

So why would you consider a gated community? The biggest reason people choose to live in a gated community is to give an extra level of security to your home. Some of the neighborhoods have simple gates where you can click a button and enter on your own, others have keypads where you enter a code & others have a bar code scanned to access. There are even some that have 24 hour monitored gates with guards.

By there being a gated entrance, it limits who can and cannot enter a community to just those with the correct access. That is why it is really important to make sure you do not give out access codes to those who shouldn’t have it or you have lost that extra level of security.

This has been an ideal feature for several clients who were purchasing a second home in the area and do not live here year round. They feel more comfortable having more security when out of town. I’ve also had some elderly clients and single parent clients who feel much more secure knowing there is a gate to help protect their dwelling.

Why Wouldn’t You Want Gated Home Communities

So while in Atlanta recently visiting family, I had a conversation with one of my brother-in-laws regarding gated homes to which he simply told me, he wouldn’t want to live in one, so I obviously asked him what the reasons were. He simply responded, it’s too difficult. So as we continued to talk, it became apparent the reasons why he did not want to live in one which I will share below.

  1. Extra time entering or leaving neighborhood. He said he didn’t want to have to open his window every time he was entering his neighborhood just to get in and the idea having to do this in freezing gold weather, rain, or other ugly weather situations had zero appeal to him. Also, the fact that it would increase his time in the car was a turn off.
  2. Access for friends. I had never thought about this one that much, but after he explained the reason it did make some sense. He is constantly having friends over to his home and didn’t want to always have his phone in his hand during a gathering to page in people trying to come over to visit, or the need to have to call a guard gate ahead to add friends onto a list with their make & model of vehicle.
  3. The “Exclusivity” status. He also felt that some that live in gated home communities feel that because they live in these neighborhoods with gates that they are “better” or more “exclusive” that those not living in them and that he did not want to ever be given this type of label.
  4. H.O. No Way! He also then shared that the other main reason a gated neighborhood would not appeal to him is that he knew if he lived in one it would be a neighborhood with some sort of HOA that would limit what he could or could not do with his home. As I’ve shared in the past, there are benefits & disadvantages to an homeowners association.

The Parks of Carolina Forest- [VIDEO Tour]

The Myrtle Beach market is still going strong and DR Horton recently released a new neighborhood in the Carolina Forest Section called The Parks Of Carolina Forest. This is an awesome new neighborhood that when completed will have over 800 residences in it.

I recently helped some buyers looking at homes in Carolina Forest discover The Parks of Carolina Forest and I was able to help them be one of the first buyers to purchase a home in this neighborhood. We were actually the second to closed in the neighborhood. So, the other day I went back to visit the models and sit down with an onsite agent there to discuss things in The Parks of Carolina Forest.

The amenities in this neighborhood are going to be amazing and the fact that the Huger Park is nestled right in the middle of the neighborhood makes it even better.

The Parks of Carolina Forest is located just a few minutes from just about anything you could want including shopping, golf, restaurants, the intracoastal waterway, & the beach. You can jump on the easily accessible highway 31 and go north to little river or head south to Murrells Inlet in no time.

The Life Of A Real Estate Agent

Juggling TasksRE/MAX just released their newest marketing campaign and I think it is fantastic.  Their tagline “Doing more from FOR SALE to SOLD- That’s the sign of a RE/MAX agent.” I think sums it up perfectly.  Unlike some of the discount brokerages that are out there, we do more to help our clients get their homes sold or help a buyer to purchase a home.  There are many things that we as agents do that never get reimbursed for.

One of the questions I get asked the most as a Myrtle Beach real estate agent is what exactly do I do on a daily basis.  Many people who buy or sell a home only see the commission that I collect when there is a successful contract that gets accepted, and gets to the closing table.  For some, they feel it’s way too much money that we receive.  What many do not realize, is that until you close on the property, you do not make a paycheck normally.

This means the countless hours you spend search through the MLS searching for properties for a client, time spent driving around Myrtle Beach showing properties, does not generate a paycheck.  If you have a client that cannot get financing and you’ve spent the past 6 weeks showing them properties, writing up offers, doing home inspections, and everything else, you don’t collect a paycheck.

If the person decides after working with you for countless hours not to purchase a property and use you, you don’t get paid for those services.  If they have not signed up with you a buyers agency agreement, you can spend months working with someone to have them go buy with someone else and you never receive any reimbursement.

We spend time working hand in hand with the lender to make sure that our buyers have their financing completed properly and on time for closing day.  This is just one small item that we can end up spending countless hours on that is never even known by our buyers.  Coordinating a closing between the bank and the attorney can sometimes be quite the balancing act to make sure all parties are prepared on closing day.

Of course, then there is the home inspection part.  This is where things can sometimes become very tricky.  While parts of the contract cover certain items pretty clearly, there are always areas of grey here that can really make a deal go awry quickly.  While the contract doesn’t cover things like broken tiles, windows that don’t stay open, they are sometimes the cosmetic types of things that can make a deal fall apart when the buyers want them fixed and a seller refuses.  If we can’t play the role of peacemaker, the deal can fall apart and with that so does our paycheck.

So in conclusion, while we might get a decent paycheck from time to time at closing, most people forget about all the work we have done over the past few months before getting to the closing table.  As a RE/MAX agent, I’m proud to say I’m part of a team that goes above & beyond average to make sure our clients get the best service possible.
