10 Most Expensive Homes Sold in Myrtle Beach Area in 2019

That’s right! It’s time for my annual Myrtle Beach luxury home wrap-up where I share with you the 10 most expensive homes to sell along the Grand Strand in this past year. I’ve done this several times in the past few years, however last year I was a slacker and didn’t do this post.

To make up for it, this year I’m going to go above & beyond in sharing not only the 10 most expensive Luxury Homes in Myrtle Beach, but I’m also going to include a video near the end that will summarize how our luxury real estate market is doing here in the area.

Below you will find listed the 10 most expensive homes to sell during 2019 along The Grand Strand from least expensive to most expensive.

10– 9553 Bellasara Circle Myrtle Beach, SC 29579– $2,200,000 This 5 Bedroom 4 Bath home sold in gated homes section The Grande Dunes Members Club section and was a Mediterranean style home on the Intracoastal Waterway with a spectacular pool overlooking the waterway.

9- 1087 S. Waccamaw Drive Garden City, SC 29576- $2,250,000- The only home to make the list this year in Garden City, was this large 3 story, 5 bedroom, 5.5 bath oceanfront home that was over 10,000 square feet under roof with an elevator was a unique masterpiece.

8- 904 N. Ocean Boulevard North Myrtle Beach, SC 29582- $2,285,000 This oceanfront gem was found in North Myrtle Beach and was a 5 bedroom 6.5 bath fully furnished home that was located in the Tilghman Estates section of North Myrtle Beach.

7- 8802 N. Ocean Blvd Myrtle Beach, SC 29572- $2,321,425 At number 7 was another fully furnished oceanfront home that sold in Dunes Ocean Forest section of Myrtle Beach. It was a 7 Bedroom, 6.5 Bath home that had amazing oceanfront views and a lot of recent upgrades throughout.

6- 804 N. Ocean Boulevard North Myrtle Beach, SC 29582- $2,445,000 This is second home to land in the top 10 list of most expensive homes sold from North Myrtle Beach. Also found in the Tilghman section, this was a 5 bedroom, 4.5 bath home with parking for 7 vehicles underneath.

The final 5 most expensive homes of 2019 all come from the southern end of the beach in Georgetown County.

5- 1065 Norris Dr Pawleys Island, SC 29585 $2,715,000 with over 5,500 heated square feet, this 6 bedroom home was located at The Peninsula at Inlet Point South. Each bedroom had it’s own private bath. There was also a shared dock on the creek so you can catch the flounder for dinner!

4- 44 Eastland Way Georgetown, SC 29440- $2,850,000 This 7 bedroom oceanfront home was in Debordieu Colony this home was in a very unique location with 2.5 miles of deserted beach leading to the North Inlet. This home was over 8,300 heated square feet and had a rooftop deck to enjoy the spectacular views.

3- 629 Beach Bridge Rd. Pawleys Island, SC 29585- $2,850,000 The number 3 most expensive home sold in 2019 is beautiful 5 Bedroom home with a custom pine dining room table that seats 10. The home had beautiful cypress walls and book shelves in the study. There was also plenty of space for vehicles with the 4 car garage.

2- 102 Atlantic Avenue Pawleys Island, SC 29585- $2,875,000 Another oceanfront home with 7 bedrooms, 7 baths, and a nice half acre lot in Pawleys Island helped this property to sell quickly.

1- 560 Myrtle Avenue Pawleys Island, SC 29585- $3,501,013 And the most expensive home to sell in 2019 belongs to this magnificent home in the Caledonia section which is known as America’s oldest seaside resorts. This home was 6 Bedrooms, 5 full baths and had a double lot that could be divided for another home. This home was unique in that on one side of the lot is a bulkheaded seawall where you could pull up your boat, and the other side you can enjoy fabulous ocean views.

So now that I’ve share the most expensive homes sold, what does this mean for the Myrtle Beach Luxury Homes market in 2020?

Market Crash Ahead?

In 2019, less luxury homes over 1 million sold in the area than in 2018. Some might start to panic and think we are heading towards a crash, but I wouldn’t start to panic yet. There were only 5 less homes to sell during the year from the banner year of 2018. In terms of total volume, it was only around $4.5 million less.

Days on the market also grew during 2019, but it was very minimal by increasing by only 5 days which is also a very minimal amount of days. These two items could mean either that there is a softening in the luxury home market, or it could simply just mean there is less inventory of properties available for consumers to purchase.

Breaking the Sales Down

When you break down the top 10 list for 2019, I found it interesting that more than half of the properties were purchased with cash. Even more interesting, the top 6 on the list were ALL purchased without financing. That shows me people see the value in investing into our local real estate market.

Also, all of the luxury homes sold this past year had some sort of water feature attached to the home. Most had a view of the ocean, or marsh, and one even had the intracoastal waterway. Once again proving that waterfront properties remain in high demand in our Grand Strand Market, especially when it comes to luxury home buyers.

When you break down the sections of the beach, more luxury homes were sold in Pawleys Island than any other section of the beach again this year. The 5 most expensive homes to sell this year were all int eh Pawleys Island/Georgetown area. Garden city had one property, two in North Myrtle Beach, and two were in Myrtle Beach.

Most Expensive Homes Sold On The Grand Strand In 2017

That’s right! It’s time for the annual Myrtle Beach luxury home wrap-up where I share with you the 10 most expensive homes to sell along the Grand Strand in this past year. This marks the 4 year in a row that we have shared this real estate information with you. Now while you may not be able to afford a luxury home in Myrtle Beach at this time, it is always fun to see these beautiful grand homes with the high price tag.

Since this is the fourth installment, you may want to check out previous years which you can see 2014, 2015, and 2016 here. Below you will find listed the 10 most expensive homes to sell during 2017 along The Grand Strand from least expensive to most expensive.

10. 1277 DeBordieu Blvd, Georgetown, SC 29440- $2,110,000 The first home in our top 10 this year was a fantastic opportunity in DeBordieu Colony to not only own an amazing oceanfront home, but also purchase the lot next door as well. This 5 bedroom 5.5 bath oceanfront home was sold with a second sub-dividable oceanfront lot next door. As you enter this home there was a grand double staircase that greeted you that is gorgeous.

9. 1837 S. Waccamaw Drive, Garden City Beach, SC 29576- $2,115,000 8 Bedrooms, 7.5 baths were found in this oceanfront home in Garden City. Only 3 years old and with over 5,000 square feet inside helped place this home easily on our top ten list this year. In addition to being oceanfront, this home also had it’s own private swimming pool and a breakfast bar where you could sit 10 people.

8. Lot 6 Atlantic Avenue, Pawleys Island, SC 29585- $2,200,000 The was our first new construction home to top the list in a long time. This was a 5 bedroom, 5.5 bath new home situated in the Assey section of Pawleys Island. It featured both ocean and inlet views as well as access to a shared dock with gazebo.

7. 9857 Bellasera Circle, Myrtle Beach, SC 29579- $2,250,000 At number 7 was a beautiful home in the Grande Dunes. This home featured 4 bedrooms, 4.5 baths a movie theater, dynamic kitchen, and an infinity pool with amazing views of the Intracoastal Waterway.

6. 40 Seaview Loop, Pawleys Island, SC 29585- $2,250,000 This 5 bedroom 6.5 bath home was only one year old when it sold in July of 2017. With all of the porches & decks this home featured it had over 7,300 square feet under roof of space for entertaining. You could walk right out the back door of this home right down your own private deck onto the beach in North Litchfield.

5. 1145 S. Waccamaw Drive, Murrells Inlet, SC 29576- $2,350,000 While we marveled at the under roof size of our #6 home on the list, this property had more square footage in just the heated segment at over 7,500 heated square feet. This home had an amazing 10 bedrooms, 10.5 baths, a private heated pool, elevator to all three floors, and a kitchen with 2 of everything. That’s right, 2 refrigerators, 2 dishwashers, 2 microwaves, & 2 washers & dryers.

4. 1201 Norris Drive, Pawleys Island, SC 29585- $2,400,000 Built in 2002 this 5 bedroom, 5.5 bath oceanfront was found on the Peninsula at Inlet Point and had some amazing ocean views while being only steps to the beach.

3. 100 Ocean Park Loop, Georgetown, SC 29440- $2,500,000 For number 3 on our list of 10 most expensive homes sold in 2017, we head back to DeBordieu Colony. This 5 bedroom, 5.5 bath oceanfront masterpiece was built in 2001 and featured heated floors even in the bathrooms.

2. 6502 N. Ocean Boulevard, Myrtle Beach, SC 29572- $2,892,000 Our second most expensive home to sell in 2017 was the highest price sale in the city of Myrtle Beach for the entire year. This oceanfront home built in 2013 along the Golden Mile featured stainless steel commercial appliances, quartz countertops, and a dramatic infinity pool with amazing views of the Atlantic Ocean.

1. 1344 Parker Drive, Pawleys Island, SC 29585- $3,298,500 As the only home to break the 3 million dollar mark for 2017, this stunning home sat in it’s own private reserve overlooking the ocean and Huntington State Park. This home featured an energy efficient system that kept heating and cooling this home to an average bill of around $37 for the year in this 4,350 heated square foot home. This home was purchased with all cash as well.

So now that I’ve share the most expensive homes sold, what does this mean for the Myrtle Beach Luxury Homes market in 2018?

Myrtle Beach Luxury Market Stronger Than Ever

In 2017, more homes over one million dollars have sold in Myrtle Beach than in 2014 and 2015. In 2014, there were 49 Million dollar homes that sold for a total of $77 million in inventory. In 2015, there were 64 million dollar properties that sold for a total inventory of over 95 million. 2016 saw 72 luxury homes in Myrtle Beach sell for 101 million in inventory. 2017 crushed those numbers with 88 homes selling with price tag above 1 million for a total inventory cost of $128,646,000.

In comparison to the market in 2016, there spread between luxury home prices is trending upward. While last year there were 2 properties to sell for 3 million, the next closest price was 2.195 million. This year the average sold price of our top 10 list came in at an astounding $2,436,500. Also, this is the first time since we began reporting this information that all of the top ten most expensive homes to sell on The Grand Strand were over 2 million.

Breaking the Sales Down

When you break down the top 10 list for 2017, I found it interesting that half of the properties were sold with financing while the other 5 were purchased with all cash. That shows me people see the value in investing into our local real estate market. Also, all of the luxury homes sold this past year had some sort of water feature attached to the home. Most had a view of the ocean, or marsh, and one even had the intracoastal waterway. Once proving that waterfront properties remain in high demand, especially when it comes to luxury home buyers.

When you break down the sections of the beach, more luxury homes were sold in Pawleys Island than any other section of the beach again this year with 34 homes. Myrtle Beach zip codes came in second with 26 properties sold, Garden City with 14, North Myrtle Beach 9, Surfside Beach 3, Murrells Inlet 2, and one outside the area, were sold this past year for over a million dollars. So, if you are looking for a luxury property, your best bet is to look either in Pawleys Island or Myrtle Beach it would seem.

Most Expensive Homes Sold On The Grand Strand In 2016

The year 2016 has flown by and we are once again at the annual Most Expensive Homes Sold along The Grand Strand. This is my third installment of the most expensive homes sold in Myrtle Beach. If you want, you can check out 2014 here and 2015 here. Below you will find listed the 10 most expensive homes to sell during 2016 along The Grand Strand from least expensive to most expensive.

10. 110 Parker Drive Pawleys Island, SC 29585- $1,825,000 This 5BR/4BA oceanfront beauty in the southern end of the beach was said to be on one of the largest lots in North Litchfield Beach measuring 85′ x 397′. It also featured a Viking stainless steel appliances and has potential for over $120,000 in gross rental income per year. This home sold for list price in only 64 days.

9. 1210 Parker Drive Pawleys Island, SC 29585- $1,875,000 Staying on the same street, this 5BR/5BA home sold for the same price. This oceanfront home was built in 1998 and had over 8,500 square feet under roof with all of the porches & decks it possessed.

8. 95 Inlet Creek Ln Georgetown, SC 29440- $2,000,000 This 4 BR/4.5 BA home was located in DeBordieu Colony featured 270 degrees of marsh views from this almost 7,000 square foot home with copper roof, and garage for your golf cart as well.

7. 4803 S. Ocean Blvd Myrtle Beach, SC 29575- $2,000,000 Located in Myrtle Beach was this 8 BR/ 8.5 BA oceanfront home that was built in 2013. Some of the highlights of this home include three oceanfront master suites and a private heated pool.

6. 5003 S. Ocean Blvd Myrtle Beach, SC 29575- $2,000,000 Staying oceanfront in Myrtle Beach is our next home, a 7 BR/ 7.5 BA home with close to 6,000 heat square feet. This home was a rental machine bringing in excess of $225,000 annually.

5. 178 Sea Oats Circle Pawleys Island, SC 29585- $2,010,000 This 4BR/ 4.5 BA home located in Litchfield By The Sea’s Charlestowne Grant offered large living rooms, and an oceanfront master suite. This home also features a spiral staircase leading to a rooftop deck overlooking the ocean.

4. 2602 N Ocean Blvd North Myrtle Beach, SC 29582- $2,140,000 Our only home making the list this year from the northern end of the beach is this oceanfront 8 BR/ 8.5 BA property. This home built in 2012 features three living levels and can sleep 26.

3. 1701 S. Waccamaw Drive Garden City Beach, SC 29576 $2,195,000 An oceanfront entertainers delight is probably the best way to describe this home wth it’s over 5,000 square feet of entertainment area inside. Features outdoor pool & hot tub.

2. 1065 Norris Drive Pawleys Island, SC 29585 $3,000,000 Get the best of Both worlds at this 6 bedroom home in The Penninsula at Inlet Point featuring creek and marsh views on one side of the house while the other side features phenomenal oceanfront views.

1. 500 Myrtle Avenue Pawleys Island, SC 29585 $3,000,000 There were two homes this year that tied for the most expensive properties sold in Myrtle Beach at 3 million. This beauty has over 145 feet of Atlantic Ocean frontage and 50 feet of wraparound covered porches. There’s no wonder this home was one of the most expensive homes sold in Myrtle Beach during 2016.

So now that I’ve share the most expensive homes sold, what does this mean for the Myrtle Beach Luxury Homes market in 2017?

Myrtle Beach Luxury Market Stronger Than Ever

In 2016, more homes over one million dollars have sold in Myrtle Beach than in 2014 and 2015. In 2014, there were 49 Million dollar homes that sold for a total of $77 million in inventory. In 2015, there were 64 million dollar properties that sold for a total inventory of over 95 million. While these numbers are impressive, 2016 was even more. 2016 saw 72 luxury homes in Myrtle Beach sell, setting the highest number sold at 72 homes. This equated to over 101 million dollars in inventory sold, marking the highest amount in the past several years.

While the number of Myrtle Beach Luxury homes being sold is trending up, the property prices seem to be trending down. Both of the highest priced homes sold in 2014 & 2015 had a 4 million+ price whereas the highest price home in 2016 was much less money at an even 3 million. The most expensive home sold in 2016 was over 25% less money that the two previous years. While price is less, the size and quality of home remained the same. What this means to me is that the luxury market here in Myrtle Beach is becoming even more affordable than in previous years. What my research also showed me is that more and and more people are realizing just how affordable real estate is in Myrtle Beach compared to other parts of the country.

Breaking the Sales Down

When you break down the 72 sales of homes over 1 million dollars in Myrtle Beach, you can do it in several ways. The first way I like to look at these is how these properties were sold. Thirty-Four of the sales were made by cash while thirty-six were financed. It’s interesting to see that almost half of this big purchases were made by cash.

When you break down the sections of the beach, more luxury homes were sold in Pawleys Island than any other section of the beach with 29 homes. Myrtle Beach zip codes came in second with 21 properties sold, Garden City with 12, North Myrtle Beach with 7, and Little River had one home sell for over a million dollars. So, if you are looking for a luxury property, your best bet is to look either in Pawleys Island or Myrtle Beach it would seem.
